Ways to Utilize Business opportunities in Real Estate

If you’ve thought about land but haven’t come up with a concrete goal here are a few ways you can
make a profit from vacant land. Real Estate investment in Nigeria is the best business you should put into account. Nigeria has a conducive environment for investment in real property compared to other countries in West Africa and as the country grows, many people tend to leave rural life to urban life and for that reason
Some neighborhoods have been listed as the most popular spots for house-hunters in Lagos, in a new ranking released. According to statistics released land in these areas appreciate on a weekly bases such that a plot of land that cost N1 million today, may cost N1.34 million just after two weeks.

According to the report, these 10 neighborhoods in Lagos dominate property searches in Nigeria’s most populous city, attracting 89 percent of all searches. Data shows LEKKI region is the most popular area for house-hunters in Lagos, attracting a higher percent of all property searches in the city.

Buy and Hold
Buy and hold is known to help amass great wealth and cash flow. In fact, it is a dream investment for many investors for all the high promises it makes. This is because even when it comes to decreasing land prices, real estate tends to bounce back at some point in time. In this style of investment, the investor purchases a house but holds onto it for longer period of time. But then again, buying and holding isn’t for everyone.
Just like you can with stocks or other like investments, you can apply the buy and hold strategy to land. If you get a good deal on land now and hold it for 2-5 years you can sell and walk away with a profit later.

Property Development
Property development as a real estate business opportunity in Nigeria is capital intensive. Here, the investor purchases property and develops it into a bigger and better property. This is where the big guys in the industry are doing their stuffs. They acquire properties in nice locations, develop it into luxury apartments, commercial structures, etc and sell at a very high profit margin.

Open Space Leasing
This works in a simple and unique way. Buy a property in a good location and lease it out for makeshift use. You can lease it to churches or business that wants to develop a makeshift outlet such as car wash and mechanics. They will be paying you monthly rent while the property still appreciates for future sell. It is like borrowing money for someone and get paid double interest and still get your money back.

Real Estate Agency
This one is the simplest and easiest of them all. It is not investment per say but service rendering. How it works? Go round and look for properties to let and for sale, advertise your service and help secure clients for the property owners, you will be paid percentage as commission based on the amount the property is sold or rented. You can start with little or no money and if you are smart enough, you will grow to become a giant realtor.

House/Office Rent

Build a house and put it up for rent, get paid all year for a life time. With the growing population in Nigeria, housing is a necessity for live in the country. Hence, building affordable housing unit for rent is a very profitable real estate business opportunity in Nigeria

Lease to a Farmer
If you get your hands on a good piece of farmland for the right price you’ve found yourself a good investment. That’s a pretty good return for a fairly hands-off investment.
The downside? Farmland is going to be more expensive than other types of vacant land and may be harder to get started with if you don’t have a pile of cash just lying around.

Buy Low, Sell High
Just like you can flip a home you can also flip land. This, of course, will highly depend on the area . If you’re able to pull it off you may be able to buy land at a cheap price during the slow time of the year and then relist for more at later date.
Vacant land can be a great investment for the right person but before you go out and buy yourself a piece or property you need to know what to look for..
Also, remember that just like other investments buying vacant land is not a get rich quick scheme. Instead it’s a solid investment when done properly and by the right person.

How to Determine the Highest and Best Use for Land

When it comes to land acquisition – one of the most important factors in getting this number reasonably accurate is to understand the “highest and best use” for a property. The question of a property's highest and best use is something all appraisers aim to address – and the issue is particularly relevant to appraisers and investors who are working with vacant land. When a vacant lot doesn't have any pre-existing improvements on it, there can be many potential uses for the property (depending on how the owner wants to use it, and what the local zoning regulations will allow), but even when there are several possibilities, there is only ONE highest and best use. Highest and best use is always the use that would produce the highest value for a property, regardless of its current use. The reasonably probable and legal use of vacant land or an improved property that is physically possible, appropriately supported, financially feasible, and that results in the h...

Why Real Estate is The Safest Investment Option In Nigeria

It takes money to make money . Someone once told me to forget about building wealth if I wasn’t willing to take the risk of investing in long-term ventures. They are typically two types of investments: long-term investments and short-term investments. Each option comes with its benefits and the level of risk involved. Typically the economy you find yourself in determines the sort of business you should invest in. Nigeria, for instance, is an emerging, middle-income, mixed economy with rapidly expanding manufacturing, financial, service, communications, technology, entertainment and real-estate sectors. Although fairly stable, the Nigerian economy is immensely influenced by its political stability and transference of power. Each political tenor typically comes with new policies and in most cases hinders the furtherance of the past tenor’s developments. In a country that typically operates like this, investing in real estate is one of the few safe investment options that har...
