Property Features to Look Out For

There are certain features to have in mind when acquiring lands or properties for investments.

The Property's Neighbourhood: The neighbourhood will determine the quality of tenants and the rate of vacancies. If you invest in a rich neighborhood, your tenants will be probably be able to afford it and thus your rental income will be high. For instance,  If you buy a property near a university campus, then you are likely to attract students as tenants. The market capitalization of your property will also be determined by location.

Employment Opportunities: Try investing in a residential property near an industrial town or a big a developing area ,bus systems and good transport are also important. If there is lots of accessible jobs that is a huge factor for you.

Other Facilities: Are there malls ,parks, theaters, public transport and other amenities nearby?m If you invest in a property that is near all these facilities, it will be very hard not to get a return on investment.

Susceptibility to Natural Disasters: Not that insurance premiums will be higher in an area prone to disasterss such as flooding etc. All these will eat into your pocket.

The Bottom Line
Real estate investments offer a good high-value risk-return profile. Thoughtful consideration of the above-mentioned factors in mind will enable investors to reap the benefits while mitigating the risks

Highest and best use is always the use that would produce the highest value for a property, regardless of its current use. The reasonably probable and legal use of vacant land or an improved property that is physically possible, appropriately supported, financially feasible, and that results in the h...

Nigeria, for instance, is an emerging, middle-income, mixed economy with rapidly expanding manufacturing, financial, service, communications, technology, entertainment and real-estate sectors. Although fairly stable, the Nigerian economy is immensely influenced by its political stability and transference of power. Each political tenor typically comes with new policies and in most cases hinders the furtherance of the past tenor’s developments. In a country that typically operates like this, investing in real estate is one of the few safe investment options that har...
