If you missed out on land’s Investment in Ikoyi, Victoria Island, Lekki Phase 1, or Banana Island, I’m quite sure what will be on your mind right now is how to invest  in Ibeju Lekki before it becomes saturated.

It’s a known fact that Ibeju-Lekki is where majority of Lagos and Nigeria investment funds are currently going. It’s termed the next Dubai of Africa because of the numerous government and private policies currently ongoing which will favour investment in that region.

But, before you make your next land purchase, I have these important tips for you.

ASK QUESTIONS


There is nothing like dumb questions when it comes to land deals. If there is anything not clear to you during negotiation please ask questions. In real estate deals you don’t know what you don’t know.

MAKE PROPER AND ADEQUATE SEARCH
Before you invest into any land in Ibeju Lekki, be sure you have done every necessary search and that you are satisfied with the result. Don’t fall the victim of putting your hard earn money into a committed land.

Don’t rely on document given to you by any estate agent or developer, take your surveyor to site to pick coordinates and chart at the land ministry in Alausa in order to ascertain that what you are buying actually has the proper title its claims to have and that it’s free from any known acquisition.

GO ON SITE INSPECTION AND INVESTIGATE
Before you buy land in Ibeju Lekki, make sure you investigate from people around on the type of land you are buying and the people you are dealing with.

Investigate if the land you’re paying for is not under dispute between the families that owns the land or under government interest, be on the lookout for inscriptions so as to be sure you’re not paying for someone else property.

If you are investing in land from an Estate development company, make sure you do integrity test on them before committing your money. Always take your time to be sure you’re dealing with the right people.

Investing in property from a real estate company gives you rest of mind as your land is secure from any form of encumbrance from land grabbers and omoniles.

Also your land will appreciate faster with reasonable returns on investment as the estate companies takes it upon themselves to develop their estate into a full service estate in a well designed layout with facilities which will make it habitable within the shortest period of time.



BE A SMART INVESTOR
Pay directly to the land owners or to the real estate company involved in any land deal. Never make the mistake of paying directly to a real estate consultant/agent to avoid sorry stories. Please call the deal off if you’re not allowed to do this.

If needs arise, you can involve the service of a good lawyer as they spot loopholes quicker when it comes to land deals.
